Step 1: Client Interview

The first thing we do is talk to you about your goals, your risk and reward tolerance, and other factors the affect your investments. We’ll also want to know your timeframe, the amount you have to invest and its sources, and why real estate interests you.

Once we determine we’re a good match for each other, we’ll move on to step 2.

Step 2: Property Selection

Here’s where we make suggestions for property investments that match your expectations. For instance, is that an A-class multi-family building in a growth market, a B-class single-family home in a cashflow market, a private short term capital lend, or is  it something else?

Our buffet of options allows us to serve up tasty investment opportunities for just about any investor, large or small.

Step 3: Contracts, Due Diligence, and Finance

Once your investment options have been considered and your property selections have been made, we move on to signing contracts, depositing earnest money, and moving through what the industry calls due diligence.

Now is when time is of the essence.

Once under contract, every investor gets a chance to perform a thorough property inspection, either in person or through a licensed inspector. This also is the time when you go through all the paperwork, work with your lender if necessary, and clear the title as closing documents are prepared.

Step 4: Acquisition and Closing

After all the official documents have been delivered, signed, and returned to title, along with funds from the investor, deeds are recorded in the new owner’s name and the settlement is completed.

Before the final settlement, Invest America will work with you and the title company to ensure all the documents are 100% accurate and complete.

Step 5: Property Management and Ongoing Support

Now that you own the property, you will sign with our manager and have access to your property accounts online. Monthly income checks will be deposited directly into your bank account.

Invest America will continue to provide support as needed for as long as you own the investment property. We’re never too far away!
